The majority of Alquimia’s custom home builds are architect-driven: a client with a design team who needs a general contractor capable of executing to the architect’s intended standard. This is our most natural project type.
We work directly from construction documents and architectural specifications. We do not value-engineer the project into something the design team would not recognize. We do not suggest substitutions that save us money at the expense of the specification. We execute the drawings and have the building science depth to catch coordination issues among structural, mechanical, and architectural drawings before they become field problems.

Design-Build Custom Homes
For clients who do not yet have a design partner, Alquimia leads the design-build process — connecting clients with the right architect for their project, coordinating design development and construction documents, and managing the build from groundbreaking to final walk-through under a single point of accountability.
We can recommend architects and designers we have worked with successfully across a range of project types and aesthetic directions. The design-build model works best when the contractor and design team have an established working relationship — which is what we provide.
Rural Texas Custom Homes
Alquimia manages custom home builds on rural Texas land across the Hill Country, East Texas, the Gulf Coast corridor, and surrounding regions. Rural builds require a different scope of expertise than urban construction: site evaluation, water well coordination, septic engineering, county permitting, rural power infrastructure, and the full logistics of construction on land that does not yet have the services an urban site assumes.
We manage that scope completely. Clients who own rural land and want to build on it should not have to assemble their own subcontractor team for site infrastructure while managing a general contractor for the structure separately. Alquimia handles both.
Prefab and Modular Custom Homes
For clients whose project is suited to systems-built construction — panelized timber frame, modular building, or other off-site fabrication approaches — Alquimia manages the full scope: manufacturer partnerships, site preparation, foundation engineering coordinated with manufacturer specifications, craning and assembly, and the full systems integration from mechanical through final finish.

Why Building Science Determines Whether a Custom Home Performs
A custom home is an opportunity to build everything correctly from the start — including the systems that will govern how the home performs for the next fifty years. Alquimia integrates building science into every custom home, starting in the preconstruction phase.
Envelope performance.
We design and specify building envelopes with airtightness as a target, not an afterthought. Continuous air barriers, properly lapped and sealed. Thermal bridges are addressed at the framing stage, before the building is enclosed. Insulation systems specified for the climate zone and the assembly, not defaulted to whatever is cheapest.
Mechanical systems designed from load.
We do not size HVAC systems by rule of thumb or square footage. We coordinate mechanical engineers who perform Manual J load calculations for the actual building design and specify equipment that matches the real load, which, in a well-built envelope, is typically smaller than a rule-of-thumb estimate. A properly sealed home with correctly sized mechanical systems is quieter, more comfortable, and less expensive to operate.
Moisture management.
Houston’s climate is one of the most demanding for moisture management in North America. We specify vapor control strategies appropriate to the wall assembly and the climate — not universal approaches that work somewhere and fail here.
Ventilation.
An airtight home requires mechanical ventilation designed for the building. We specify energy recovery ventilation systems that deliver fresh air, manage humidity, and operate efficiently — because a tight home without ventilation is not a healthy home.

Preconstruction
Before any work begins, every element of the project is resolved: design documents reviewed and coordinated, structural engineer engaged, mechanical systems designed, permits applied for, materials specified with adequate lead time, and trade sequence confirmed. A custom home build that begins without complete preconstruction will stall midway. We do not start until the project is ready to be built.
Site Preparation and Foundation
Site work, grading, utility connections, and foundation engineering are managed with the same rigor as the structure above. The foundation is not a commodity phase — it is the element every subsequent decision rests on. We coordinate geotechnical reports where required and ensure foundation design is appropriate for the soil conditions and the structure.
Framing and Envelope
Framing tolerances matter for finish quality. We inspect framing before it is closed and require corrections before sheathing proceeds. The building envelope — air barrier, insulation, vapor control, windows — is installed and verified before any interior work begins.
Mechanical, Electrical, Plumbing
Rough-in is inspected and approved before any finish work covers it. Mechanical systems commissioned, not just installed. We do not close walls over systems that have not been verified.
Finish and Completion
Finish work in the correct sequence by the correct trades. A punch list that does not end until every item is resolved. Final walk-through with the client. As-built documentation, warranty records, and a complete project file delivered at close.
How Custom Home Build Pricing Works at Alquimia
Custom home costs vary by design complexity, material selections, site conditions, mechanical system specifications, and finish level. Alquimia does not produce a number until we understand the project, and we do not protect a number once the project begins.
Every dollar spent on your custom home is documented: structural engineer fees, subcontractor labor, material invoices, permit costs, equipment rental, and site logistics. All of it passes through to you at actual cost. Our fee is separate, explicit, and covers project management, building science integration, specialist curation, and accountability across every phase.
This model means you see exactly where every dollar went. It also means our incentive is aligned with yours: we make more money by building correctly and being trusted with the next project, not by cutting costs you cannot see.
Do I need to have an architect before I contact Alquimia?
No. We work both ways: as the general contractor executing an existing architect’s documents, and as the design-build lead for clients who are earlier in the process. If you do not yet have a design partner, we can recommend architects we have worked with and connect you with the right fit for your project.
What is the typical timeline for a custom home build?
Timeline depends on size, complexity, and the completeness of design documents at the start. A well-documented custom home of 3,000–5,000 square feet typically runs 12–18 months from permit to completion, not including design development. Rural builds add site infrastructure time. We produce a detailed schedule at the preconstruction stage and manage to it.

How does cost-plus pricing work for a custom home?

Nothing is aggregated into a number you cannot examine.
